The policy outlined here applies for bookings made directly with Norm’s Farm Accommodation Barossa Valley, via our direct website or via phone or email.

All services booked through Norm’s Farm Accommodation are subject to the following policies which will be enforced in all circumstances. You will be required to provide credit card details as security.

As a very small boutique accommodation business, late cancellations or booking changes often result in an empty house which has a significant impact on our business. The booking and cancellation policies stated here, offer our guests a fair and reasonable amount of flexibility, and will apply in all situations. Travel insurance is strongly recommended for all bookings to provide adequate protection against unforeseen circumstances and cancellation of travel.

• The quickest and easiest way to book your stay with us is by booking direct online via email or phone. You will get instant confirmation and best available rates.
• Payment can be made with credit card. You can also choose to pay via EFT (Bank Transfer).
• Alternatively you can make a booking over the phone by calling 0438 676 245.
• A 50% deposit is required to confirm your booking. Final balance payment is then due 30 days prior to arrival date; failure to arrange payment will result in the cancellation of your booking.
• For bookings made within 30 days of arrival full payment is required at the time of booking.

• Cancellations notified more than 30 days prior to arrival date will be entitled to a refund of money paid less a $50 cancellation fee.
• Cancellations notified less than 30 days prior to arrival date will not be entitled to a refund, however the amount paid will be held in credit on your client account to be used towards a future booking within 12 months. Any difference incurred due to change in rate or room type will be payable to confirm new booking.
• Cancellations notified less than 14 days days prior to arrival forfeit the value of all nights booked and paid.
• “No shows” – if you do not arrive and/or stay for the entire number of nights that have been booked no refund will be given.

• Dates may be changed until 14 days prior to arrival. Adjustment in rates for dates changed may be applicable resulting in extra charges. No rate refund is available where the new dates are at a lower rate. Please contact us if you need to change your dates.

• A minimum 2 night stay is required mid week and weekends.
• A minimum 3 night stay is required on all long weekends.

• Norm’s Farm is not only a couples retreat, but a great family getaway home as well. Although NOT suitable for toddlers between 1 ½ -5 years (infants and children 6 years and above are accepted). We have a creek off of the back lawn and only a part fence out the front next to a road. The home is also located on a working farm with all types of farm machinery operating during the week.
• Infants less than 12 months of age at the time of stay are charged at $25 per stay (cot provided upon request).
• Children are charged at full adult per night rate.

• Smoking is permitted outdoors only. A minimum cleaning surcharge of $300 will apply if guests smoke inside. Cigarette butts must go in the fire pit NOT on the lawn!
• Excess cleaning – It is the guests’ responsibility on departure to leave the home tidy and in a respectable condition. If there is obvious indiscriminate damage or filth left in the home and extra cleaning is required, a charge of $100 per hour will be charged. Your home is prepared with meticulous attention to detail. We ask you to treat our property with care and show respect for our guest services staff.
• Damages – Any breakages or damages to goods and property is the guests’ responsibility to pay for on departure.
• We require you to show respect and care for our property. It is the guests’ responsibility on departure to leave the accommodation tidy and in a respectable condition. While we understand that accidents can happen, guests must notify Management of such incidents prior to their departure.
• A $500 bond is payable for the home as security to cover any costs incurred due to any breakage, damage, loss, misuse, lack of due care and/or excess cleaning requirements. The bond will be charged to your credit card on arrival day. Upon departure and inspection of property by Management, bond is refunded within 5 working days.

• Wood fires are only available between 1st May -14th November. Sufficient wood is supplied for the duration of your stay. For safety reasons, wood fires are to be inside the fire pit located OUTSIDE.
• STRICTLY NO USE OF FIRE PLACES INSIDE THE HOME, they are blocked and CANNOT be used under any circumstance.

• Departure is strictly by 11am to allow adequate time to prepare for incoming guests. If our guest services staff are kept waiting due to late departure (where a late check-out has not been pre-arranged, prior to arrival) a charge of $50 per hour (or part thereof) will apply.
• Early check-in / late check-out can be requested prior to arrival and is subject to availability.

• Norm’s Farm is on private property. The use of the grounds and accommodation is for the number of booked and paying guests only (unless prior approval has been granted from host).
• There are no roll-away beds/sofa beds available in any of the rooms.

• Permission for the use of the property for wedding groups, family groups or friends groups must be requested and granted by Management prior to making the accommodation booking.
• Management reserves the right to determine the appropriate use of the grounds and to request all persons abide by the conditions set out.
• Wedding ceremonies, commitment ceremonies, wedding receptions, pre/post wedding gatherings; or any other party, event or function maybe held or catered for on our property. Please contact owners for details and permission.
• Wedding photos and bridal party preparation: If you wish to use the property for wedding photos, and/or a place for the bridal party and other persons to get ready before the ceremony a minimum 3 night stay is required (typically Fri, Sat and Sun nights).

• STRICTLY on case-by-case scenario at hosts discretion. Management’s decision is final. If pets are found at the property without prior permission FULL bond will be kept.
